How to book your villa:

Construction-Due to our booming economy, there is a lot of building on St. John (including next door and along the road to the villas) so we apologize if any construction activities disturb your vacation (the good news is that construction work on St. John usually starts early and stops around 3PM) Please inquire about current details!
Drugs and Hazardous Materials-No illegal substances are permitted on the property
For Sale-We reserve the right to show the villa while it is occupied by guests. Any viewings will be scheduled with villa guests in advance and prospective buyers will be accompanied by the villa agent.
Furnishings-All of our villas are fully furnished and equipped with linens, beach towels, beach chairs, coolers, kitchen cookware and utensils, etc. Rollaway beds, additional tables & chairs and baby furnishings such as cribs, strollers and highchairs are available for rent for use in most villas.
Maid Service-The villas are cleaned before and after your arrival. Mid week maid service is included with some rentals, see the individual villa page on our website for details. Additional maid service is available if booked and paid for in advance: Rates start at $54.00 with a 3 hr minimum, $18/hr thereafter.
Method of Payments: Personal Checks, Bank Checks or Money Orders.
Minimum stays-Off season 5 day minimum and In Season 7 day minimum. Holiday weeks vary from 7-14 days
Payment and Cancellation Policy-Half of the total balance must be received one week after the reservation has been made. The final payment must be received 60 days prior to your arrival. Deposits are non-refundable unless the agent is able to re-rent the amenities reserved, less a 20% handling charge of the total balance. Any damages to the villa or its contents are the responsibility of the guests. This villa is to be used by the maximum number of guests listed on this confirmation only. Any function held by the customer such as a dinner party, wedding, reception, etc. must have the expression written consent of management and must pay the fee between $500-$2000 per function in addition to the regular cost of the rental. There will be an extra charge for any and all additional guests using this villa not listed on the contract. Also note, some homeowners associations do not allow more guests than the house is designed to sleep and may be subject to a fine, which the customer will pay in the event they do not receive written permission from house management.
Rates-Rates are posted on each villa page individually. In and off season rates may vary. Rates are subject to change without notice.
Reservation fee: Most of our villas do not require a reservation fee, however, some companies on island do charge these fees. If you would like for us to book a villa through another company-service fees may apply based on their policies.
Pets-Some villas allow small pets in the home for an additional security deposit. Please inquire.
Property-All villas are privately owned. Guests are advised that personal items lost or stolen are not the responsibility of the owner or agent. Guest will have a set of keys and will be solely responsible for locking of the home and the safekeeping of their personal valuables during their visit. Agent and Owner assume no responsibility for insuring that the residence is locked and secured during the period of occupation by Guests. In addition, Agent and Owner shall be held harmless from all claims or causes of actions arising from the rental and occupation of the residence by Guest. In the event the home reserved becomes unavailable due to it’s sale, Agent will make every effort to re-reserve a similar property. If similar accommodations cannot be found, a full refund will be given to the guest
Returned checks-There is a $20 fee for returned checks
Security Deposit: These deposits vary from $200-$2000 per villa
Service or Repair: We reserve the right to enter the premises when the property or systems are in need of repair.
Smoking-Smoking is not permitted inside our villas. Smoking is permitted outside.
Tax: Villas are subject to an 8% hotel tax
Trip Insurance-We recommend that you purchase travelers insurance, especially when traveling during hurricane season, July-October. Villa Capacity-Each
villa is designed to accommodate a certain number of guests. The numbers
of guests permitted in the villas should match the number on your
confirmation. If you decide to bring extra guests at the last minute, you
will be charged the full rental cost of the villa. Please notify us ahead of
time if the number of people in your party has changed. Weddings and other
groups-There is a fee to hold any type of get together or function at
our villas beyond the number of people listed on your confirmation. There is
a fee ranging from $500-$2000 per function. Additional security deposits are
